Rental electrical safety check in Werribee and the west
In Victoria, a rented home needs an electrical safety check by a licensed electrician at least every two years, and the landlord has to arrange it. We do these checks for landlords and agents around Werribee, Point Cook, Tarneit, Hoppers Crossing and Wyndham Vale.

When the next check is due
Two years from the date of the last check, not from when the lease started.
Say the last check was on 10 March 2024 and a new lease is signed on 1 June 2025. The next check is due by 10 March 2026.
The rule is in the Residential Tenancies Regulations 2021. Until 13 October 2026 it covers any lease signed from 29 March 2021, and some older leases that rolled over after that date. From 13 October 2026 it covers every rental agreement, whenever it started.
If there’s been no check in the two years before a tenant moves in, book one as soon as you can.

Smoke alarms in a rental
Smoke alarms have their own yearly check, on top of the two-yearly electrical one. Since 25 November 2025 it has covered every rental agreement in Victoria, whenever the lease started.
Each alarm has to be correctly installed, working and fitted with batteries, and tested to the maker’s instructions.
Before the lease starts, you give the tenant written information on how each alarm works, how to test it, and that they must report one that stops working. A broken alarm is an urgent repair, so it has to be fixed or replaced straight away.
Only a qualified electrician can install a hard-wired smoke alarm, but anyone can change the battery.

What the record has to show
The electrician’s name and licence number, the date, what was and wasn’t covered, and the results, including any repairs needed.
A Certificate of Electrical Safety isn’t the record of the check. That certificate is issued when repair work is done.
Keep the record until the next check. Before a new lease is signed, you have to tell the tenant the date of the last check and any recommendations from it that are still outstanding. If the tenant asks for it in writing, you have 7 days to give them a copy.
Frequently asked questions
Does a rental need safety switches?
Yes. Since 29 March 2023, every power point and lighting circuit in a Victorian rental has to be connected to both a circuit breaker and a safety switch at the switchboard. If a circuit isn’t, the missing breaker or safety switch has to be fitted.
What happens if something fails?
It goes on the record with a price to fix it. You decide whether we do the repair or another licensed electrician does.
Who can do a rental electrical safety check?
A licensed or registered electrician. They carry a card that shows their licence, and you can also check their registration on the Energy Safe Victoria website before you book.
What if a tenant reports an electrical fault?
A dangerous electrical fault is an urgent repair under Victoria’s rental laws, so the landlord has to act on it straight away. The tenant has to tell the landlord or agent when they become aware of it.
Can you do several properties at once?
Yes. Send us the addresses and we’ll work through them in one go where access allows.
Does the tenant have to be home?
Somebody has to let us in, and we need access to the board, the alarms and the rooms. The landlord or agent sets a time with the tenant, and we fit in with it, weekdays between 8am and 6pm.
Is the gas check included?
No. This is the electrical check only. The gas check is done by a different trade, and it’s due every two years too.
